A new survey by real estate agents shows that global investors are heavily influenced by a developer's reputation and track record when purchasing luxury properties in Dubai. The majority prefer to live in the city rather than just own residential units.The survey, conducted by luxury real estate firm 'Kitura' and involving 1,100 agents representing 150 agencies, reveals a maturing real estate market. Investors are now making long-term investments based on detailed market analysis, indicating that the era of buying property and speculating is over.According to 36% of agents, a developer's reputation and track record are the most significant factors in closing deals, followed by master planning and facility quality (24%) and price compared to similar projects (20%). Only 16% cited short-term capital appreciation as the main driver.Highlighting changing buyer criteria, 45% of respondents stated that most are end-users looking to reside in the city, while 40% primarily deal with long-term investors who have held properties for at least five years.Furthermore, 42% of agents noted that accurate data and market information are now the primary drivers for every purchase decision, as they conduct in-depth studies on delivery capabilities and financial strength.
