A court in Dubai has ordered a landlord to pay 700,000 AED in damages to a tenant after a controversial eviction case. The decision came after the tenant was misled and wrongfully evicted due to incorrect legal notifications.

International Center for Rental Sports, subordinate to the Department of Land and Real Estate of the Emirate of Dubai, made a judicial decision obliging the tenant to pay material and moral compensation to the landlord in the amount of 700 thousand dirhams, which is three times higher than the annual rental payment.

As a result of the search for the European citizen, who rented the villa from another European owner, who later sold the villa to a new owner, it turned out that the new owner registered a non-existent email address of the tenant, which prevented the receipt of legal notifications.

After the tenant's return from vacation, he discovered that the locks in the house had been changed, and the villa had been completely dismantled. This forced him and his family to be housed in a hotel, after which a long process of determining the reasons for eviction began. It turned out that the new landlord had registered a non-existent email address of the tenant when submitting the request, which led to his eviction without his knowledge.

The center conducted a thorough investigation of the issue, and after confirmed complaints by the tenant, revoked the decision on eviction and all enforcement procedures, prohibiting actions against him. Subsequently, the center ordered the landlord to pay compensation in the amount of 700 thousand dirhams for the caused damages.

Chief Judge Abdulkader Moussa emphasized the importance of protecting the rights of both the landlord and tenant to ensure stable relations between the parties and prevent any attempts to violate their rights. He also urged landlords not to resort to "legal loopholes" for evicting tenants with the aim of increasing rental fees, emphasizing that any losses will be firmly addressed.
