Real estate developer 'Arad' has announced the launch of sales for 'Lian', the fifth phase of the integrated 'Masar 3' community in Sharjah. The company revealed that sales off-plan for 437 luxury villas and rural homes have begun. 'Arad' stated that 'Masar 3' has become one of the best-selling urban communities in the UAE, with the first two phases launched in September 2025 selling out within hours. Construction contracts for the first six phases of 'Masar 3', including 'Lian', will be awarded in the next three months. According to 'Arad', 'Lian' features a selection of villas and rural homes with two to five bedrooms, equipped with standard smart home fittings and luxury home appliances. It was noted that 'Masar 3' includes a central green axis with 100,000 trees connecting its eight gated residential districts. Arad Group CEO Ahmed Al-Khashimi said: 'We continue to see steady demand from investors and end-users for properties in Sharjah, especially in Masar.' He pointed out that this unique brand reflects the growing demand for designs focused on health and quality of life within sustainable environments that cater to family needs. 'Arad' also highlighted that Sharjah's real estate sector had a strong start to 2026, with 7,299 real estate transactions worth 4.6 billion dirhams recorded during Ramadan, compared to transactions worth 2.7 billion dirhams in the same period in 2025.
