International arbitration of the Sharjah International Commercial Arbitration Center, Jabir an-Ansari, held today a seminar on the topic "Evolution of legal relations between the landlord and the tenant in the Emirate of Sharjah," as part of the new version of the real estate exhibition "Iqars," organized by the Department of Real Estate Registration and the Sharjah Economic Development Chamber from January 22 to 25, 2025, at Expo Sharjah.

An-Ansari outlined five key aspects of the relationship between the landlord and the tenant in Sharjah, including the importance of real estate development, the regulating laws, the landlord, the investor "tenant," and also arbitration and mediation of disputes in the real estate sector. During the master class, he characterized the landlord: "This is a legal entity that is the owner of the project or a registered participant in real estate, for which permission from the Department of Economic Development of the emirate has been granted for the implementation of investment activities or real estate development. Subsequently, the main aspect of the real estate development process is the obligation to achieve the results, the right to invest and sell in accordance with the legislation."

It was noted during the seminar that it is necessary to respond to such questions as: whether the project is registered in the Department of Real Estate Registration, whether there is a guaranteed account for the project and its number, whether the account is approved, the percentage of project completion and expected delivery date, whether the landlord is registered in the department and whether he is the owner of the project or the tenant (based on the agreement on the development between the owner and the landlord).

An-Ansari also touched upon arbitration as a method of resolving disputes in the real estate sector, noting that it helps achieve the objectives set by the regulations governing real estate development and the associated mechanisms for regulating disputes in this area, which, in turn, positively affects the quality and effectiveness of the property management system.
