Legal Accountability in Rental Agreements

Shouq Al-Kathiri, a lawyer, explained that individuals signing rental checks on behalf of tenants are jointly liable. She emphasized the importance of understanding rights and obligations to prevent disputes regarding rental agreements as regulated by Dubai's rental laws.

Between that, attorney Shouk al-Kutai explained that the legal liability of those individuals who sign the lease receipts in the name of the landlord will be solidary with him. In this way, there is a possible attraction to the liability of the person who signs these receipts, along with the landlord, before the Center for the Resolution of Lease Disputes.

The UAE rejected that the parties (issuer of the receipts and landlord) are obliged and bear solidary liability only for the total amount of these receipts, and other amounts outside these receipts must be settled only by the landlord, such as, for example, collections and expenses.

The necessity for knowledge by the landlord and tenant of their rights and obligations was subject to as prevention of possible conflicts that could lead to lease disputes. The UAE confirmed that the relationships between the landlord and tenant are regulated by Law No. 26 of 2007 on the regulation of relationships between landlords and tenants of real estate in the Emirate of Dubai, as well as by Decree No. 43 of 2013 on the establishment of increased rental fees for real estate in Dubai.
