Real estate company Nabni Development has announced the start of construction on its new luxury residential project, Nabni Avenue Residence 7, located in Al Barsha South (Al Jurf), one of Dubai's fastest-growing residential areas.
This project marks the latest addition to Nabni's Avenue series of residential buildings and serves as the company's new flagship project, designed to be a model for sophisticated urban living with a contemporary and elegant style that incorporates subtle Emirati design elements.
Smart home technologies are integrated into the luxurious residential experience, offering a range of amenities tailored to the lifestyles of young people and families. These include separate adult and children's pools, a Technogym-equipped gym, a resident's lounge, a garden with Ghaf trees, a children's play area, a jogging track, and a barbecue area.

This new achievement for the Nabni Avenue Residence 7 project comes after Nabni launched the Waldorf Astoria Residences Dubai Business Bay project in May 2025, which is the crown jewel of its growing portfolio and the first standalone project for the prestigious Waldorf Astoria brand outside the United States.
The bright interior designs feature high-quality Italian materials and fittings, along with luxurious European kitchen appliances.
The project joins the Avenue 1–6 buildings, increasing the total investment value in Al Jurf to 800 million dirhams.
The Nabni Avenue Residence 7 project by Nabni Development is scheduled for completion in August 2027. The building consists of 12 stories (ground floor + amenities mezzanine + 10 floors) and includes 166 residential units with one, two, and three bedrooms, with sizes ranging from 950 to 2,050 square feet, making it the largest in the area.
The project's design is based on a simple Art Deco style, with architectural elements inspired by traditional Emirati houses.
