Sharp Rise in Rental Prices in Ras Al Khaimah

The 'Bayut' platform recorded a significant increase in rental prices in seven key areas of Ras Al Khaimah emirate in 2025. Particularly high figures were noted in the 'Port Saeed' area, where prices surpassed those in Sharjah and some Dubai districts.


Sharp Rise in Rental Prices in Ras Al Khaimah

Data prepared by the real estate platform 'Bayut' for 'Emirates Today', which tracks rental prices in the emirate of Ras Al Khaimah for the years 2024 and 2025, shows significant movements in average rental prices across seven key areas of the emirate. At the same time, rental prices in the 'Port Saeed' area have surpassed those in Sharjah and some areas of Dubai for the categories of 'one-bedroom' and 'two-bedroom' apartments. According to the data, all seven monitored areas have continued to record increases in rental prices across various residential unit categories, with a decrease in the 'Al Sila' area for the 'two-bedroom' category. The list of seven monitored areas includes: 'Coral Island', 'Al Hamra Village', 'Port Saeed', 'Yasmin Village', 'Al Sila', 'Ras Al Khaimah Corniche', and 'Palm Island'. The data revealed that the average rental price for a studio in the seven monitored areas for 2025 reached AED 27,280, compared to an annual average of AED 23,140 in 2024, an increase of 17.89%. The average rent for a one-bedroom apartment was about AED 41,330, compared to AED 34,570 in 2024, an increase of 19.55%, while the average rent for a two-bedroom apartment was about AED 59,140, compared to AED 49,850 last year, an increase of 18.63%. 'Coral Island' topped the list of the seven monitored areas for the studio category, with an annual average rental cost of approximately AED 39,000 in 2025, growing by 8.33% from the previous year. Meanwhile, the 'Port Saeed' area had the highest average annual rental cost for the 'one-bedroom' and 'two-bedroom' categories at AED 60,000 and AED 93,000, respectively. Thus, rental prices in 'Port Saeed' approached those in some Dubai areas like 'Dubai Land', which recorded AED 62,000 for the same category. Furthermore, rental prices in 'Port Saeed' exceeded those in 'Dubai Land' (AED 59,000) and 'Al Nahda' (AED 54,000). Additionally, apartment rentals in 'Port Saeed' surpassed those in seven areas of Sharjah in 2025 (Muaileh recorded the highest rent for a one-bedroom at AED 43,000 and a two-bedroom at AED 58,000). In turn, the 'Palm Island' area was the most affordable across all residential unit categories, with an average cost of AED 18,000 for a studio, AED 24,000 for a one-bedroom, and AED 33,000 for a two-bedroom.
