Dubai Rental Dispute Center Resolves Major Cases

The Center for the Regulation of Rental Disputes in Dubai has managed to review 142,122 cases from the moment of its creation to the end of last year. Of these, 124,522 cases were authorized by the first instance court, while the appellate division reviewed 17,600 cases.

The Center was established by the directive of His Excellency Sheikh Mohammed bin Rashid Al Maktoum, Vice-President, Prime Minister of the UAE and Ruler of Dubai, in 2013. The purpose of its establishment was to regulate the real estate market in Dubai, ensure stable relations between landlords and tenants, and also to create an authority responsible for the regulation of rental disputes with the help of innovative and effective judicial mechanisms.

The head of the Center for the Regulation of Rental Disputes in Dubai, Judge Abdulkader Musa Muhammed, noted that the Center has a specialized department for mediation and arbitration, which helped resolve 42,159 disputes amicably. This attests to its success in providing quick resolutions without the need for lengthy court procedures.

Musa also noted that one of the key initiatives of the Center has been the introduction of digital technologies into judicial procedures, allowing parties to submit applications online through the official website or through real estate agents. As a result, the average duration of case resolutions has been reduced to 14 days thanks to electronic systems, demonstrating the speed and accuracy of decisions made in the Center.

One of the challenges the Center faces is the insufficient understanding of its functions and the overall knowledge among users, leading to delays in requesting assistance. In connection with this, the Center has intensified its outreach efforts, providing free online consultations on its website and offering the opportunity to check the reputation of landlords and tenants prior to contract conclusion.

The Center continues to develop its systems in line with Dubai's vision for 2030, aiming to become an international judicial body for rental disputes while adhering to the principles of speed, accuracy, and sustainability in service delivery.
