Dubai Parking Fines: Residents vs. Building Management

Residents of Dubai's residential buildings are protesting new parking rules where management companies fine them for using their own spaces, which have been leased to commercial entities. Legal experts confirm the illegality of these actions.

Dubai Parking Fines: Residents vs. Building Management

In Dubai, residents and tenants of residential buildings are facing issues with new parking regulations. Building management companies have started imposing fines on them for parking in what were once their designated spots, citing internal building rules. Fines range from 500 to 1,000 AED. Residents claim these parking spaces were originally allocated for them but were later leased by building management to commercial offices for profit.

Legal experts and real estate specialists confirm that parking spaces are an inherent right of residential unit owners and tenants. They point out that only authorized government bodies, such as the Dubai Land Department, have the jurisdiction to impose penalties. Management companies cannot levy fines without official authorization and transparent communication with residents. Residents are calling on the relevant authorities to investigate the legality of these actions and protect their rights from the commercial exploitation of common areas.

"Legally and ethically, imposing fines on residents or preventing them from using parking spaces is a clear violation of the law. Residents have the right to file complaints with competent authorities like the Dubai Land Department (RERA) to protect their rights," an expert stated.

Experts emphasized that any commercial exploitation of resident parking spaces is an illegal overreach and the rights of residents must be fully safeguarded.
