The luxury developer «Ktora» specializing in premium projects has revealed that investors have booked four luxury villas overlooking the seafront, and more than half of the luxury apartments in the «Ritz Carlton Residences» project within the «Ktora» resort. This is the first resort in the Middle East to receive full certification in the field of wellness and well-being in Dubai. «Ktora» confirmed in a statement yesterday that the resort, located next to the Ras Al Khor Wildlife Sanctuary, continues to advance steadily, with construction work proceeding as planned in recent weeks. The company explained that the exclusive, walled residential complex features 12 magnificent palaces on the creek bank, each covering 42,000 square feet, and eight residential buildings comprising 193 apartments (110 of which have been sold), a five-star boutique «Ritz Carlton» hotel, a separate health center, and a private marina for yachts up to 120 feet long. «Ktora» stated that with eight palaces remaining, priced between AED 335 million and AED 363 million, the company expects continued interest from buyers, many of whom aspire to make Dubai their home. The CEO and founder of the luxury «Ktora» brand, Talal Mufakkad Al Qudah, said: «Dubai recognizes a clear shift in how luxury real estate is defined and valued, with buyers now asking whether the home will improve their health, enhance their sleep, boost their morale, support family well-being, and strengthen their connection with nature». He added: «The Dubai luxury real estate market has always emerged from periods of instability with renewed momentum, and we are seeing a continued influx of capital from high-net-worth international buyers, particularly those seeking freehold properties backed by a prestigious global brand in the hospitality sector». A recent survey conducted by «Ktora» among Dubai real estate agents revealed that the majority of international luxury real estate investors prefer to reside in the city, not just own property. The survey also showed that quality of life, health, and wellness are key factors influencing decisions to purchase luxury real estate. According to «Ktora», the resort includes a seafront promenade extending over 550 meters and 80,000 square meters of green spaces, while the mangrove forests in the adjacent sanctuary attract over 20,000 birds of 67 species, including the famous flamingos.
